By the way, I wanted to put in a good word from myself and Jesusa about working with Justin in looking at homes.  He’s been extremely helpful in taking us around to all these different places.  I think he’s shown us almost 40 places now, and he doesn’t seem to be slowing down a bit.  We both really appreciate the fact that he’s got a critical eye and lets us know all the pros and cons for each house we visit. The engineer in me likes the fact that he is knowledgeable about construction details and readily points out where additions have been added, quality of construction (or lack thereof), etc. 

We’re going to find something eventually that meets all our criteria!  We’ll just keep the search going.

We moved into our new home exactly 2 months ago, and time really flies ! I had made a long list of projects to be done when we moved in, but I am barely down a few items on that list. I never thought there would be so many things to do, even with a house in excellent shape !

But anyway, we wanted to take the time and let you know just how happy we are to have found our dream home, and we would like to thank you for that ! Please also extend our thanks to Roberta, Beth and Justin who were all terrific. Really all we ever had to do ourselfs was to pick out the house.

Now you had offered to come and cook for us, and we would like to take you up on that ! Our friends Amrei and Andre are currently buying their home with your help, so we thought we could all meet for the cooking event. If all goes well, we can celebrate their purchase as well. Our first choice for the date would be Thursday, June 13. Weekdays work better for our friends, they often have to take care of Andre's son on the weekend. But if this does not work for you, the second choice would be Saturday, June 22. Just let us if we need to find another date if you're busy.

We are looking forward to have you ! Please let us know what supplies we need to buy, and of course feel free to bring a guest. We would have loved to see you cooking last night, but to Simone's regret we don't have channel 15 !

Just so you know, I've received questions about you and your firm by e-mail, but not by phone. I'm happy as ever to rave about you and your staff, though. I'm hell on wheels to work with, I know, but I'd like to return the kind treatment you gave us. Y'all did right by us; I'd like to do right by you all.


Basically, I've been telling people you were the first real estate person John and I have *ever* dealt with who didn't try to convince us to prefer something other than what we do. You listened closely to what we said we wanted, you asked questions to clarify your understanding of what we sought, and then you showed us everything available that met as many of our top priorities as possible. None of the "Hon, I really think you'd be happier in Evergreen/Santa Theresa/South San Jose/Blossom Hill" condescension we got from the first Bay Area realtor we tried -- she actually avoided showing us any downtown properties at all. (The gall!) And, every real estate pro we've ever dealt with anywhere (before you) has always tried to get us to buy (1) something more expensive and (2) something with more bedrooms and baths, if not also (3) something newer. You were the first to simply show us what we wanted to see, without pressing us to skew our tastes towards the norm. And, so, we ended up getting *exactly* what we wanted.


*Better* than what we'd expected to get, actually. We're *thrilled* with our cute little place on our cute little block right close to John's office -- John walks to work when he feels like it, just like when we lived in Nebraska -- he really enjoys having that option. Our house has lots of problems that come with old houses, of course, but Sigfrid and Alex fixed/mitigated a whole *lot* of them, and we knew what we were getting into (it's our third little 1920's-1930's cottage), so it was a square deal. We love this place, quirks and all. And, we hadn't expected to have such wonderful neighbors -- did I already tell you that one family even invited us over for Christmas (!!!) when they found out John and I were going to be on our own this year? Our neighbors have been the best surprise we've had, and they continue to surprise us with their kindness. We also hadn't expected to enjoy the plantings so much (we've never been gardeners before), but John in particular has been really been getting into it, learning about pruning, etc. And, for me, the flowers and fruits have been a real treat... I'm now finding lots and lots of things are better with a little fresh lemon zest in them! And, John even cuts and arranges flowers for me every so often -- how cool is *that*? We're *tickled* with this place, and we've been having fun showing it off to our families and friends as they've been coming out to visit over the past few months. John's dad and one of his little sisters are coming this weekend, and we're so excited for them to see our new place!

Actually, I'm not saying *that* much to people who e-mail, because I figure it's more than they want to hear. I'm just telling them the listening/clarifying/no pressure/generally-thrilled-with-our-house-and-our-neighborhood parts.

That, and I've told people your staff helped us sort out a *lot* of messy repair and closing stuff via fax/e-mail/phone while we were on the East Coast, with great response times. Hell of a job. That whole process could have gotten very ugly without Beth & Roberta's expertise, attention, and efforts. As important as your part of the process was, the parts Beth and Roberta handled were actually much more critical to my satisfaction with your firm, because we were all the way away in DC. The inspections, the mounting repair expenses, the rent-back deal, the insurance company's communication problems with the mortgage company's communication problems with the title company... and, being so far away during closing, not being able to drive by the house to remind myself why it was all going to be worth it... and just having to trust other people to do things for us... that was hard. Very hard. Your staff put out a lot of fires; I can only imagine the fires they prevented, too.

John was less concerned with all of that, because the only thing that *really* got to John about the whole process was the *sticker shock* ... and there wasn't a whole lot anyone could have done or said to help either of us deal with our feelings about paying so very much for housing. (It's *still* shocking, but we just try to pretend it's Monopoly money. "La-la-la... this isn't real... la-la-la...") So, John didn't need very much hand-holding. For my part, though, Beth & Roberta's work on all the b.s. involved in getting to closing was *essential.* Beth's and Roberta's responsiveness kept me from flipping out and bursting a vein.

Again, I'm not telling people that in so much detail, but I'm saying your staff did a great job sorting out a whole lot of messy repair and closing stuff via fax/e-mail/phone while we were on the opposite coast, with great turnaround times.


What can I say? I'm a fan.
Too bad for you that you sold us a house we like so much, or you'd get more business from us soon!

On Sunday I was at a birthday party for John & Ellen Pinto (personal friends and our realtors). We were discussing fusionOne, when he asked me if I knew you - I assume you've inquired about property. I told him that I did and he asked if I would mind being a reference for him to you. I have no hesitation doing that for John. We have bought 2 places from him and currently looking for a 3rd. All I can say is, John and his office are the best at what they do. They will help you every step of the way. If you even think you might be interested in buying, it's worth your time to stop by and meet John. He can answer any questions you may have, help you get pre-approved and ready when the perfect house comes along. It might be next week or might be six months from now, but you'll have their support all the way. No, I don't get a commission. J But, it's easy to recommend someone when they do a great job. John and I are ready to sign off on returning Sigfrid & Alex's rental security deposit in full, whenever that's convenient. They even repaired a fence and painted it, which was more than we would have expected them to do. Should I come to your office sometime to sign off on the security deposit and pick up the rent check, or do I do that at Chicago Title?

I'm not quite ready to begin scheduling work on the roof and stuff yet, but... if you have a minute, can I just tell you how much John and I *LOVE* this block? We looooove it! And the neighborhood, too!

Two days ago at about this time, four girls came to the door to introduce themselves, gather the pertinent census data, and dispense instructions, bulletins, and wisdom: "Are you married?" "Do you have any kids?" "How much does your cat weigh?" "How old is your dog?" "We start Halloween at 5PM sharp on this block. We're [three of the four girls] going to have the same costumes." "If you keep your porch light on, we're allowed to play from our house to the end of your driveway. We play cops and robbers. My sister and her friend are the cops, and sometimes they jump out of trees at us." "Most of the dogs around here are nice, but my sister and her friend throw lemons at them and run, and I lock the screen door so they can't get in. They always end up crying." "There are 12 girls on this block, but only 4 boys. Boys are show-offs. They fall and get hurt." "The new people down the block won't talk to us." "There are two babies and one lady who's having a baby on the block." "Pinky and Tony are 81 and 91. They babysit everyone, and they babysat the parents of everyone. They drive that RV. They make treats for us every holiday. Do you cook? If you don't cook, we like cookies and cream ice cream best." "The people next door to the house next door to you have a pool they let us play in anytime we want. It's usually too cold." "You see that lawn right over there? If you walk on it, he'll come out and yell at you. Sometimes, my sister and her friend go over there just to walk on it." "We have to jump up to pick the flowers off your tree -- see? -- but we can still reach them. We already got most of the ones we can reach." And, the grown-up neighbors are just as wonderful. It's no wonder Sigfrid and Alex didn't leave the block!

Next door, we have Salvadore, Angelina, and I haven't met Angelina's twin sister yet -- as far as I know... I've seen them leaving for church, and the twins are not only identical, they're dead ringers with the same haircut, weight, and wardrobe. They're Sicilian. Angelina and her twin yell at Salvadore (in Italian, of course) -- I think perhaps Salvadore's hard of hearing, and he seems more than a little ornery. But, if I were an old man living with twin sisters, I'd be ornery, too, and if I weren't deaf, I'd pretend to be. We have no air conditioning, so we hear them yelling every morning, and then we see Salvadore going for yet another walk around the block. I have no idea what they're hollering about. It may be something like "Get off your butt while we clean," that's my best guess. They don't sound angry; they just yell, and then we see Salvadore out walking. He smiles and waves when he walks by. I talked with Salvadore and Angelina for about half an hour about the state of our yard. The word "clean" came up a *lot*, but they were really nice about it... John and I went to Home Depot the next day to get some hoses and yard tools, because we like them, and they're not asking for anything we wouldn't want ourselves (e.g., keeping our hedge low so they can see any children when they're backing out of their driveway, keeping the flower beds clean, watered and under control, etc.), so we agreed to do things their way. They're very friendly and helpful.

Across the street, there's Mario and Catherine. They've been *very* kind and welcoming. And, their teenage son Eric likes to do odd jobs, which is a relief -- we thought we'd have to look far and wide for someone to watch the pets, and here's this nice kid for hire right across the street. What a deal!

We just love this block. Everybody knows everybody, everyone looks out for all the kids, and the kids roam around together at dusk playing games, climbing trees, and ducking cars' headlights until their parents call them inside to get ready for bed! I wish I could play "kick the can" until it's my bedtime, too... Everyone takes their trash and recycling to the curb at dusk on Sunday night, and people cross the street to chat with each other as the streetlights are flickering on. It's great living in a friendly, cooperative place that has a little positive peer pressure to keep things nice.

And, this neighborhood is *so* cool. We love seeing the little shrines in some of the front yards and the weathered, handpainted signs and murals on the businesses. And, it's fun to hear the ice cream trucks and pushcarts going by. (I didn't know neighborhood ice cream trucks still existed. I'd never seen one except in the movies.) We've already found two good places to eat, too close to home. Chiaramonte's Deli's sausage (3 blocks away) is awfully good, and the Guadalajara Market's burritos (7 blocks away) could become a very regular habit if we aren't careful. We're going to try some places in Japantown (just 10 blocks away) next. I'm thinking about getting a bicycle, just so I can get my Guadalajara Special Burrito fix more easily.

I miss being close to my family, but having such kind neighbors and living in such a cool neighborhood takes some of the sting out of moving so far away from my hometown.

Thanks for everything! We're not ready for guests just yet, but once we're a little more settled, we'd love to have you over. John's going to be brewing some beer again soon, so maybe you'd like coming over for a "beer tasting"?

Thank you very much for the invitation to the picnic on the 26th. Unfortunately, Tom and I will not be able to attend. We have got the possession of the house and are in the process of moving by next week-end. Finally, we could manage to get a place we like and within budget.  Normally, as a first-time buyer, we did have initial reservation about how to go about home-buying. Just wanted to let you know that we have decided to put on hold temporarily, our plans for buying a house. We would like to wait out about 6 more months to see if we can increase our budget while hoping that the prices come down at the same time. We received a rent increase notice from our landlord a couple of weeks back and are at the moment looking out for a Townhome/Condo/Home for a 6 month rental. Also, we need some time to concentrate on setting things up for our new baby due in June.

Our experience with you ,Roberta and Justin has been so pleasant that we would like to continue to use your services when we start our search once
more sometime in Aug/Sept. Thanks a lot for your services and prompt response to every concern of ours.

Thank you for the keys & for turning on the oven. That was nice of u. Its sad that we couldn't meet - looked like there was a confusion with the timing
- u were told that we were supposed to meet at 3pm, while we were told that we were supposed to meet at 3.30pm !
Anyway, we have moved into our new house & we love it ! Its very bright & nice. They had it all cleaned up for us. One of the hooks in the closet is

I want to thank you for all your and your staff's help in the process. We finally signed all the paper today. It looks like everything is just going to be fine. Jeff has been down here for 10 days, but spent 5 out of the 10 days in the hospital (lung infection).
